Can water get underneath luxury vinyl plank flooring?

Short Answer:

Yes, water can get underneath luxury vinyl plank flooring even though the planks themselves are waterproof. Moisture can travel through seams, perimeter gaps, or around fixtures and reach the subfloor. When that happens, the planks may remain intact, but the subfloor and surrounding materials can be affected.

More Details:

LVP is installed as a floating floor, which means it is not sealed watertight like a glued-down system. Spills, appliance leaks, or minor flooding can migrate through joints or edges and become trapped underneath. The vinyl material will not swell, but moisture below the floor can lead to odors, mold, or subfloor damage if it is not dried out.

This is why waterproof does not mean flood-proof. Proper expansion gaps, clean joint engagement, and realistic expectations about water exposure matter. In areas with higher risk, addressing moisture at the slab or source level is more important than relying on the flooring alone.

From Our Experience:

We’ve seen this with Lexington basement installs where a small water heater leak went unnoticed. The LVP planks were fine and reusable, but moisture collected underneath and required drying the concrete before reinstalling. The lesson is that LVP buys you time and durability, but water still needs to be managed quickly.
